We plan the space around how you live: a home theatre, wine room, gym, guest suite, wet bar or all of them. You walk through the design in 3D before we start, with finishes and lighting selected.
Every basement starts with the parts you will not see: moisture control, insulation, sound separation, egress and mechanical planning. Then we build to a fixed price, with daily updates in your portal.

Planning advice
Finishing a basement in the GTA: do it in this order
Moisture, permits, mechanical, framing, then finishes. Why the sequence matters for a basement renovation in Ontario, and what happens when it gets skipped.
Finishing a basement in Richmond Hill: what we check first
Moisture, mechanical rooms, bathrooms and the question of a separate suite. What to think through before finishing a basement in a Richmond Hill home.
Renovating on a tight Toronto lot: access, neighbours and trees
A Toronto renovation is often decided by things outside the house: how materials get in, where the bin goes, and which trees you are not allowed to touch.
FAQ
Basement Renovations: common questions
How much does a luxury basement renovation cost?
It depends on size, layout changes and features such as a theatre, wine room or bathroom. After a site visit we give you a fixed price with good, better and best options.
Do I need a building permit to finish my basement?
In most Ontario municipalities, finishing a basement with new walls, plumbing or a bathroom requires a building permit. We prepare drawings and handle the permit and inspections.
Can you add a legal secondary suite?
Often, yes, depending on zoning, ceiling height, egress and fire separation requirements. We review feasibility during design.
How do you prevent moisture problems?
We inspect for water entry, then address grading, waterproofing, sump and backwater protection as needed before finishing, and use moisture-resistant materials below grade.
Can we live at home during the renovation?
Usually yes. We seal off the work area, manage dust and keep a predictable daily schedule you can follow in the client portal.
