A primary ensuite has a different job from every other bathroom in the house. Two people use it at the same time, often in a hurry, and it has to feel calm at the end of the day. Most of the ensuites we get called to fix do not fail on finishes. They fail on layout: one sink where there should be two, a door that swings into the vanity, a shower too small to stand in comfortably.
We start with how you both use the room. Who gets ready first, where the towels go, whether the tub actually gets used or just collects dust. Then we draw it in 3D with your real tile, fixtures and lighting so you can see the space before anything is torn out.
Ensuites are often where we find old problems: a subfloor softened by years of slow leaks, a fan vented into the attic, a drain run that will not allow the shower you want. We open things up during design where it matters, so the fixed price reflects what is really there.

What to plan for
Floor structure
A full freestanding tub with water and a person in it is heavy. We check the joists under it and reinforce where needed before the tub goes in.
Ventilation
A big ensuite with a steam-heavy shower needs a properly sized, quiet fan vented outside. A weak fan is the most common reason ensuites grow mould around the ceiling.
Plumbing capacity
Two rain heads and a tub filler running at once can outrun an older water heater or undersized supply lines. We check both before you fall in love with the fixtures.

Primary ensuite renovations: common questions
How long does a master ensuite renovation take?
Most primary ensuites take four to six weeks on site once design is approved and materials are ordered. Moving walls or plumbing, or adding a steam shower, can add time, and we build that into the schedule before we start.
Can we move the toilet or the shower to a different wall?
Often, yes, but it depends on the floor framing and where the drain stack is. On a main floor over a basement it is usually straightforward. On an upper floor we open the ceiling below to confirm the route before we commit.
Is a tub still worth having in an ensuite?
If you will use it, yes. Many clients keep a tub in the ensuite and give the space to a larger shower elsewhere, or the reverse. We show both layouts in 3D so you can decide with the room in front of you.
Do we need a permit for an ensuite renovation?
Replacing finishes and fixtures in place often does not, but moving plumbing, changing walls or adding electrical circuits usually does. Requirements vary by municipality, and we confirm and handle them as part of the project.
