Design concept

A powder room is the one bathroom guests always use, which makes it the place many clients choose to be bold. There is no shower, no steam and very little wear, so materials that would be impractical elsewhere, like delicate stone, wallpaper or plaster, work well here.

Small rooms magnify mistakes. A vanity a few centimetres too deep makes the door hit it. A pendant hung in the wrong spot lights the back of your head instead of your face in the mirror. A loud fan ruins the quiet. We draw the room in 3D with the door swing, the clearances and the lighting so these get solved on screen.

Most powder room projects are short, but they often sit on a main floor where everyone walks through, so we plan dust control and access carefully.

What is included

Powder rooms by Lintel

  • Floating vanities

Wall-hung stone, wood or solid surface vanities that make a small floor look larger.

  • Wall-mounted faucets

Faucets set into the wall to save depth on narrow vanities.

  • Statement surfaces

Feature tile, wallpaper, plaster or panelling chosen for impact.

  • Lighting

Lit mirrors, sconces or pendants positioned for faces, not ceilings.

  • Quiet ventilation

A properly vented fan quiet enough that guests do not notice it.

Before you build

What to plan for

  • Clearances

Space in front of the toilet and the door swing decide what fits. We confirm both before choosing the vanity.

  • In-wall plumbing

Wall-mounted faucets and toilets need framing and plumbing changes behind the wall, which is easiest when the drywall is already off.

FAQ

Powder rooms: common questions

How long does a powder room renovation take?

Most take one to two weeks on site once materials are in. Custom stone vanities and special-order fixtures are the usual reason to wait, so we order them during design.

Can I add a powder room where there was not one before?

Often, yes, if a drain and vent can reach the spot. Under stairs and in large closets are common locations. We check plumbing routes and permit requirements during design.

Is wallpaper a bad idea in a bathroom?

In a powder room with a good fan it usually works well, since there is no shower steam. We recommend washable or vinyl-coated papers and keep them away from the faucet splash zone.
